Welcome to our 3-star gite, located in the beautiful Ardèche region of France. The gite has been officially recognized by the Ardèche Préfecture, ensuring its quality and standards. Perched 550 meters up on a lush green mountain slope overlooking the Beaume valley, at the base of the Tanargue massif, the hamlet of Le Monteil (part of the village of LABOULE) offers a perfect retreat to relax and rejuvenate. You will be captivated by the charm of the traditional surroundings, the stunning landscapes, and the warm hospitality of the villagers. Our house, which dates back to 1490, is a true reflection of the Ardèche region's architectural style. After years of renovation, we are proud to say that it has been transformed into a comfortable and inviting home, where we love to spend our time.

Originally consisting of two wings, we have renovated the main part of the house for our family's holiday use. The remaining section, which also dates back to the same period, was later transformed into an independent holiday rental accommodation - a welcoming gite that is sure to delight you. The gite can comfortably accommodate 4 people, with the possibility of accommodating a baby or toddler. It seamlessly combines modern comfort with the original charm of the old stone walls.

The gite is spread over two levels, spanning 85 m². On the ground floor, you will find a spacious living area of 36 m², complete with a fully-equipped open-plan kitchen that opens onto a generous patio. There is also a functional bathroom with a bath, shower attachment, and wash-basin, as well as a separate toilet. Upstairs, there are two double bedrooms separated by a landing. The first bedroom features a double bed, while the second bedroom has twin beds. Each bedroom also has its own wash-basin.

The gite has its own independent access through large French doors, which open onto a terrace and an alley. The ground floor and first floor are adorned with practical and easy-to-clean pink sandstone tiles (30cm by 30cm). The kitchen and lounge area are equipped with electric underground heating, while each bedroom has an electric convector. The bathroom is fitted with a fan heater, which also serves to dry towels. Hot water is provided by an electric storage water heater located in a cupboard on the landing.

All doors and windows are double glazed with aluminum frames, offering excellent insulation during winter and a pleasant coolness in summer. For ventilation, a mechanical ventilation system is in place, with air vents situated in the toilet, bathroom, kitchen, and above the wash-basins in each bedroom.

Please note that pets are not allowed in the gite.

Our prices are as follows:
- High season (July and August): 700 EUR per week
- Mid-season (June and September): 470 EUR per week
- Low season (October to May): 350 EUR per week

To secure your booking, we require a 25% deposit at the time of reservation. Upon arrival, we also request a deposit of 300 EUR, which will be refunded upon inspection for any potential damages.

Included in the rental price are electricity and water bills, as well as all bed linen, dishcloths, and towels for four people. We also provide basic equipment for babies or toddlers free of charge, including a cot, high chair, pram, and bath. Other amenities available at the property include a color satellite TV, DVD player, barbecue, and garden furniture.

Additional services available for an extra charge include end-of-stay cleaning for 50 EUR and a supplementary charge of 25 EUR per week for electric heating during the winter months.

Parking facilities are available approximately 150 meters from the gite. However, short-term parking is possible just 25 meters away for unloading purposes, for example.
