This luxurious one-bedroom holiday home is a new addition to the residential apartment block, constructed in February 2006. Situated on the first floor, it offers all the comforts of home and can accommodate up to four people. The apartment is conveniently located in the mature area of Juan-les-Pins, just a short 300-meter walk from the beautiful sandy public beach. The village center is also within easy reach, being only a few minutes away on foot. For added convenience, Leader Price and Spa supermarkets are just 50 meters and 100 meters away respectively.

Across the road from the apartment is Jardin Pauline, a charming park with lush lawns, trees, and benches. It even boasts a well-equipped children's play area. Additionally, there is another excellent children's play area just 150 meters down the road. Despite the building's location on a busy street, the apartment itself is quietly situated at the rear. Furthermore, it is equipped with top-notch sound insulation and double glazing, meeting the latest French regulations.

While a car is not necessary to explore the numerous attractions in the area, there is a designated parking space available in the underground car park. Public transportation is easily accessible, with a bus stop right in front of the apartments and the railway station just a short walk away. Both services provide convenient access to the coastal region, and the bus service even offers direct transportation to Nice airport.

The apartment's balcony faces south, ensuring it receives abundant sunlight throughout the day.

With a total of 44sqm of interior space and an 8sqm balcony, the apartment includes a hall, lounge with a kitchen, bedroom, separate bathroom, and toilet. It is wheelchair accessible, with a lift to the apartment and a lift down to the garage.

- HALL: Provides access to all rooms and features a utility cupboard, coat hooks, and a long mirror.
- LOUNGE: Air-conditioned, it offers double patio doors that lead out to the balcony. The space includes a very comfortable double bed settee, easy chairs, a folding dining table and chairs, a 28" wide screen television, satellite decoder receiving BBC and ITV channels, a DVD player, mini hi-fi, floor lamps with reading lamps, and a large, quality rug.
- KITCHEN: Also air-conditioned, it is luxuriously equipped with base and wall cabinets, tiled walls, and includes a 4 plate electric hob, a built-in oven, a virtually silent fridge/freezer, a microwave oven, a toaster, a kettle, and ample crockery and glassware for 4. All the usual cooking utensils are also available.
- BEDROOM: Air-conditioned, it offers two single beds that can be joined to make a large comfortable double bed. The space includes two bedside cabinets with drawers, two reading lamps, a built-in hanging wardrobe, a free-standing wardrobe, and two quality rugs.
- BATHROOM: Beautifully tiled, it features a large illuminated mirror above a marble topped washbasin unit, a full-size bath with a shower attachment, a heated towel rail, and a socket for an electric razor or toothbrush charger.
- TOILET: Also beautifully tiled, it includes a hand basin with a cupboard below and a mirror above.
- BALCONY: This ample space is perfect for outdoor dining, with a southern aspect and a view of pleasant gardens. It receives sun all day and includes a large green plastic table that can seat 6, as well as 6 green plastic armchairs. The satellite dish is mounted on a side wall.
- Underground GARAGE: Accessed by a lift, this space is designated for disabled parking, but can be used by anyone staying in the apartment.

The apartment is conveniently located near public transportation, making it an ideal way to get around the coastal area, especially during the busy season when parking can be difficult. Just outside Square Pauline, there is a bus stop that provides easy access to all the resorts along the Cote d'Azur and the nearby inland towns. Additionally, the railway station is nearby and offers breathtaking coastal journeys to the resorts as well as Italy, with the opportunity to explore Ventimiglia's wonderful market for leather goods and designer clothes. If you wish to visit nearby towns like Grasse, Valbonne, and Vallauris, buses are available, but if you plan to venture into the beautiful mountains, it would be recommended to rent a car. You can find car rental options from all major companies in Nice, which can be booked through their .co.uk websites.

To get to the apartment, there are various options depending on your location. If you are coming from America, it may be more cost-effective to fly to London first and then find a budget airline to Nice. Nice airport is accessible from many British airports, so it's worth checking with your local budget airline for great deals. From the airport, you can reach the apartment by bus or arrange for a car service at a reasonable cost. If you prefer to drive, the motorways from Calais extend to the Cote d'Azur, but it is advisable to make an overnight stop, perhaps in Lyon, as the journey is long. Keep in mind that the toll roads, known as "péage," will incur approximately £100 in total for the round trip. To reach the apartment from the A8, take the exit for Antibes and follow the signs to Antibes and then Juan-les-Pins. Along Boulevard Raymond Poincare, you will pass Jardin Pauline park on the left-hand side. Opposite the park, turn in just before the bus stop and you will find yourself in front of the garage doors.
